After 6...c5 7.d5, isn't this an Averbakh (Bg5-e3) but with the black pawn still on h7?

Yup, and after 1. d4 Nf6 2. c4 g6 3. Nc3 Bg7 4. e4 d6 5. Be2 0-0 6. Bg5 c5 7. d5 h6, 8. Bf4 (instead of 8. Be3) is the most critical move from waybackistan.

He does call that +=, though the analysis there is quite brief and could probably be refined with some serious engine work (which I have yet to do).

I recently bought this database, what do you guys think of it? I really like his coverage of 6...Na6 7.Nf3 e5 8.0-0 Ng4 9.Bg5 Qe8 10.Re1 which previously was a bit of an enigma to me. For those that have Kotronias as well, where do the lines deviate? And do you have any improvements over his analysis, which give the impression that White has a slight advantage after 5.Be2 0-0 6.Be3?

Interesting if Avrukh thinks 6...c5 (which has been favored by fluffy) 7. d5 e6 8. Nf3 ed 9. cd (i.e. a Classical Modern Benoni with 9. Be3 instead of 9. 0-0) should be +=.

I noticed he didn't cover the alternatives to 4...d6 5.Be2 0-0, such as 4...0-0 5.Be2 c6, though as far as I know these lines are pretty easy to deal with. Still, maybe 4...d6 5.Be2 Nbd7 6.Be3 e5 with the idea of 7.d5 Nc5 8.f3 a5 and delaying ...0-0 to neutralise the kingside expansion is food for thought? I guess there's always 7.Nf3 to transpose to Classical territory.
